COMMERCIAL SERVICES

At Colligo Systems, we take things personally. When we are contracted to clean a property, we take ownership. Our mission is to:

  1. Get the property truly clean;

  2. Keep the property truly clean;

  3. Keep tenants happy; and

  4. Greatly reduce the need for other repairs.

When managers/owners utilize our maintenance offerings, Colligo Systems employees perform frequent and regular walkarounds of the properties we service in between cleanings. We document and deliver our observations and perform small, touch-up cleanings as part of the service package. We view it as OUR JOB to keep up with what’s going on at the properties.

Typical commercial services include:

  • Concrete cleaning (sidewalks, parking lots, etc.)

    • Colligo Systems uses a three-step process to get the concrete truly clean. We pre-treat the surface with cleaning agents (using 250-degree water, if necessary), scrub the surface with high-pressure rotary cleaners and rinse the concrete clean.

    • We also utilize industrial cleaners and steam to remove, or greatly reduce, stains that have been growing over time.

  • Building soft washing

    • High-flow, low pressure water is injected with cleaning agents and is applied to the building exterior to kill organic material growing in the surface material. After a thorough rinse, this process is repeated until the surface is clean.

    • We also focus on the “back of the house.” The back doors, loading docks and utility areas often are neglected, which leads to an accumulation of filth that spreads to other areas.

  • Dumpster pad cleaning

    • High-pressure 250-degree water + industrial degreaser + a 250 degree high-flow rinse = a clean dumpster pad;

    • A clean dumpster pad = a dramatic reduction in pests (rodents, insects, etc.) and an improved cleanliness of the entire property;

    • A clean dumpster pad also = keeps tenants happy. They see this area every day.

  • Sewer line jetting/flowback

    • Colligo systems crews are equipped with specialized valves and hoses that run variable-pressure water through sewer lines, drain lines and flow lines to break up clogs.

    • We also “pull back” accumulated material, break it up with the jet and flush the line clean.

  • Roof cleaning

    • This is another area where Colligo Systems separates itself from the competition. We offer packages where we access the roof, soft wash and rinse the entire surface, jet all downspouts and roof drains and provide building management a detailed report of everything happening on the roof.

    • The savings from regular roof cleanings is monunmental. In addition to the prevention of roof repairs and leaks in tenant spaces, we can head off other issues (HVAC, electrical, structural, etc.) by reporting back everything we see during our service. Again, we take ownership.

  • Window cleaning

    • We believe in staying in our lane, and we have a couple really good friends who specialize in window cleaning. We offer the service at our cost - zero markup.
